LA SERPATE, a perfect small country house.



A thoroughly delightful small country house for up to six people in three bedrooms each with its own bathroom or shower and W/C. Modern facilities with old-world charm. Accommodation way above what might be expected in the French countryside. We love this house - and it shows !

LA SERPATE.The house has a large sitting room ( 304 sq.feet ) with a tiled floor, woodburning stove, sofas, TV, video and DVD, a radio, three windows and a pair of French windows opening onto the terrace. The kitchen/dining room has the same tiled floor and, again, French windows onto the terrace. The kitchen is, in our opinion, very well equipped. There are twin sinks, a five-ring gas cooker with an oven big enough to cook an ostrich, a large refrigerator with a separate deep-freeze compartment, a microwave, dish-washer, an electric kettle and a toaster. The table can seat eight people comfortably. There is one bedroom on the ground floor with a double bed, which, through the entrance hallway, has access to the downstairs cloakroom. This arrangement could be suitable for someone who has difficulty going up stairs. In this cloakroom there is a shower, a wash-basin, a WC and the automatic washing machine. There is a garage on this level too. A gentle, wide and straight staircase leads to the 1st floor. Here there are just two very large bedrooms. Both have en-suite facilities and heated towel rails. One room has twin beds which can be put together to make a king-sized bed, a bath, wash basin and WC. There is a shower above the bath, of course. The double-bedded room has a dressing-room area and a shower room with a shower a wash-basin and WC. I am able to provide a cot if I am asked in good time.
A terrace stretches the whole length of the south side of the house. Bignonias, Wisterias and grape vines climb over the pergola to give you shade when you need it. The terrace is a real sun-trap so meals can be taken out there for a large part of the year. ( I'm typing this on the 24 of November, and I ate my lunch on that terrace today ! ).The house sits in its grounds of six acres, facing south and with no traffic anywhere nearby - a real luxury . Maybe you deserve it !
The procedure for booking which seems to be the most fair is for us to ask for a deposit of 25% of the rental to secure the booking with the balance to be paid 8 weeks before your arrival. In our experience the most popular day for the start of a holiday is a Saturday so there would need to be a good reason before I would change from that. We expect guests to arrive after 1600 and on their day of departure to leave the house, clean and tidy, by 1030 hours. We do not ask for any deposit against damage or breakages so we hope that only decent, civilised people will come to stay here. So far we have never regretted having this trust in our guests.
